  • Adults-only caravan pitches on an 80-acre Kent working farm
  • A 10-minute drive from Leeds Castle; vineyard 15 minutes away
  • Off-grid site with beef, lamb, pork and eggs all for sale
Off-grid, surrounded by gorgeously green views over Kent countryside and in a quiet adults-only setting… folk seeking a properly restful rural time have hit on a royally fine spot at adults-only Kings Oak Farm. This is a splendidly spacious site, part of a working farm that extends out over 80 acres with huge flat grass caravan pitches accessed via coded gates and surrounded by yet more farmland. Folk travelling here have access to facilities including a toilet and shower block (with separate loos and showers elsewhere), fresh water points and a chemical waste disposal point (for cassettes only – not suitable as a motorhome drop point). Friendly, well-behaved dogs are welcome but they'll need to be kept on a lead at all times; there’s also the chance to book a farm tour and get to know some of the resident animals while you’re on site. The creatures in question are the rare-breed cattle and sheep that graze in the surrounding fields; home-reared beef and lamb, plus local pork sausages, bacon and eggs can all be bought on site. Sound like just the thing for a barbecue? Fine plan – gas-powered grills are permitted as long as they’re kept off ground (subject to weather conditions). Any other bits you need to finish your meal can be picked up at shops in Sutton Valence or Headcorn, both within a 10-minute drive (you might also like to consider sticking around for pub dinners or a cuppa in the cafés of either village too). Please note that the use of drones is not permitted at this site.

Electric gravel and hardstanding touring pitch

Liked: The location, the farm manager Guy, who was so helpful and friendly. The animals and being in nature, with the main shops on your doorstep. Being shown around the farm. Peaceful and tranquil countryside. Adult only site Rare cow breeds

Disliked: Nothing

Recommend to friends Visit again

From the manager: Very many thanks for your kind comments. It has taken me years of training to get guy to be helpful and friendly!!! Hey but it seems to have worked. We are passionate about what we do, the animals take centre stage. Again thank you and see you soon. Norman

Electric gravel and hardstanding touring pitch

Liked: The lack of kids running around screaming and the farmyard. They were very accommodating in the aftermath of rain and a boggy field, managed to fit us all in the farmyard.

Recommend to friends Visit again

From the manager: It is normally me that is running round screaming, that's what the staff are always telling me! Thanks for your comments and look forward to your return. If you liked it here in a very wet March, wait till you visit vin the summer on our superb grass pitches with the backdrop of our highland cows, rare breed Irish Moiled cows and a variety of rare breed sheep, sipping a cool gin and tonic watching some of the amazing summer sunsets. Electric gravel and hardstanding touring pitch

Liked: Lovely quiet location with cows and sheep as neighbours. Really helpful manager.

Disliked: No disabled toilets or showers.

Recommend to friends Visit again

From the manager: What can I say! I am speechless. No disable toilets or showers For Gods sake we are a CL site on a unique rare breeds farm. You should think yourselves lucky you had a toilet let alone a shower. We normally just hose guests off like we do the cows and let them wild pee and poo in the barns with the cows Gives everybody that real experience of being on a farm. Would suggest you need to choose your sites carefully and don’t include CL sites. Have you tried Butlins or Pontins, you don’t even have to tow a caravan. Surprised you did not mention the country lanes. Note you won’t be visiting again. GOOD! Norman Coles Farm Owner and head of public relations and customer services Roundoak and Kings oak farms

Electric grass pitch

Liked: We absolutely loved our stay at kings oak, relaxed and friendly, I love the addition of the bar area really bought people together and a nice social touch. Views were gorgeous - waking up to the animals was wonderful and we went to the sister farm round oaks which has a lovely barn bar area. But that doesn’t have Guy - the absolutely host with the most! I can’t say enough how Guys presence gives the whole vibe and feeling to the camp and because of how he is, it creates the friendly relaxed atmosphere that we loved . We will definitely back.

Disliked: I would love there to be another shower and toilet having said that we experienced no delay getting into the bathroom.

Recommend to friends Visit again

From the manager: Many thanks for your comments And the nice this you said about Guy We just have planning for the conversation of one of the bays in the barn Which will include new toilet and showers. As mentioned before we are only a CL site CLs have limited facilities Many thanks Norman

Electric grass pitch

Liked: The animals and the peace and quiet pretty villages nearby good pubs but needed a car beautiful scenery..

Disliked: Toilet and shower facilities or extreme lack of them. The one shower also had the one toilet in the same small hut so if someone was showering you could not use the toilet same for if someone was on the toilet you could not shower...A portaloo was out of use when we arrived and we all had to queue far too long! Too many pitches for the facilities on the site. But were reasonably clean and toilet paper at all times ..

Recommend to friends Visit again

From the manager: Glad to see you won’t recommend us and won’t be coming back Just as well as I would have something to say Why did you not say something during your visit We were busy It was a bank holiday weekend No other complaints Reminder! We are a CL with limited facilities Your comments made me very angry Norman

From the manager: Guy being nice to people! All the training I have given him seems to be paying off. When he first came Kings Oak was like a detention centre. As people who know me personally will tell you that one of my main skills is People skills So I have taught Guy all I have learnt over many years dealing with the public Hope to see you again soon Things should be even better if you come again as Guy is booked in on an intense refresher course Thanks, site commander No I mean owner Norman

Local attractions

Castles and gardens first, as Kent is of course famed throughout the land for both: spectacular Leeds Castle is three miles from the farm; Sissinghurst Castle Garden (one of the best known in England) 11 miles away, and 14th-century Penshurst Place is within 25 miles near Tonbridge. Bedgebury National Pinetum is about 35 minutes' drive away. Vineyards? Find English wine six miles away at Staplehurst, and slightly further afield at Biddenden (eight miles) and Tenterden (13 miles miles). Kent has over 50 vineyards and a similar soil to the Champagne region of France, so whatever flavour of vino you favour, you'll likely find a bottle to uncork around here. Options within a 45-minute drive include the maritime museum of Chatham Historic Dockyard, the cathedral city of Canterbury, and the Kent & East Sussex Railway, from Tenterden to Bodiam Castle 10 and a half miles away. Prefer to stick closer to him? Perhaps play a round at the golf course next door to the farm. If you do like to be beside the seaside, sands and waters are at Swale, Sheerness, Dymchurch and Whitstable, all around 30-40 minutes' drive away; do stop off at the last to sample some famed Whitstable oysters (if you're around in summer, the Whitstable Oyster Festival is held over a weekend every July).
